I perform each inspection as if my family members were buying the property.

 

A Full Inspection Includes:

As a AHI member, we adhere to the AHI Association of Home Inspectors Standards of Practice. This means I will  inspect all of the following (when accessible):

 

Structure : main components include foundation and the framing system.

Items inspected:

Basement slabs, Foundation walls, Piers and Beam support, Girders, Joists, Sub-Flooring, Floor Trusses.

 

Roof : 

Items inspected include :

Roof coverings

Framing

Insulation

Water infiltration

Gutters, Flashing and Ventilation

Chimneys

 

Electrical : Items inspected :

Switches, Outlets, Lights, GFI, Interior of circuit breaker panel box. Exterior switches, Service power entrance, Electrical grounding

 

Plumbing : Items inspected:

Water lines, Waste lines, Fixtures, Hot water heaters,

Laundry Connections, Outside Wells

Septic Systems : Tested and examined to include pumping system and Sand mounds.    Pennsylvania Septic System Certified

 

Heating System : Items inspected:

Main heating operation, controls, distribution system, vents.

 

House Interior :  Items inspected: Examples

Appliances, Bathrooms (shower/tub, sinks), Cabinets,

Ceilings (cracks, water stains), Doors, Kitchen components,

Windows, Smoke alarms, Fireplace/wood stove, Stairs/railings

Walls, Floor coverings, Mold and Moisture

Building Exterior : Items inspected for defects to exterior components

Building coverings  to include type of siding , vinyl, brick, stucco,

Wood, etc.

Decks/Porches/Balconies

Driveways/Walkways/Retaining Walls/ Tree Overhang

Window frames

Gutters and Downspouts

Termites/Insects and small animals : While performing all of the above inspections, special attention is giving to any current or past signs of termites/ insect and/or small animal presence.

We are Pennsylvania certified for Termites/Insects

Mold : We are Pennsylvania certified For Mold inspections which is included in our inspection.

FHA/VA Water Test

 

 So while performing the inspection, all of the

 above components are checked carefully to be

 certain they are in a safe working order.

 

 When the inspection is complete, I will immediately

 review all items with you. Most of the negative items 

 are usually maintenance recommendations, life expectancy

 and minor imperfections. If serious defects are 

 discovered, recommendations will be made available.

 I will then follow up the next day with a detailed written report with pictures.
